The Alta Vista La Laguna PH and/or private development is a real estate development in the same way as a condo structure. The owners of each private lot also own the development in its entirety: common spaces, wells, roads, etc. That's why they pay a monthly fee that is used not only for regular maintenance of the premises, but also for the long-term upkeep of the infrastructure.  A Board of Directors is elected to oversee the smooth running of the real estate development. This board can also be made up of external members.


You will be asked to pay progressively over the 5 stages of construction of your property. These payments are as follows: upon signing the contract as a deposit(30%), upon completion of your foundation(30%), upon completion of the installation of the steel structure(15%), upon completion of the installation of the roof, walls, floor, doors and windows(15%), and finally, upon completion of the basic interior finishes(10%). Each payment will be calculated on the total value of your purchase, depending on the model you choose.


Once you've chosen the model that best suits your needs, we'll draw up the architectural, structural, mechanical, electrical and plumbing plans (MEP), etc., and submit them to the relevant authorities for approval. A final inspection by the relevant authorities will be mandatory after construction so that you can obtain your occupancy permit. Building your home will take a few months, but times can vary due to bureaucracy. It's safe to say that within a year you'll be able to move into your new home.

The contract can be signed remotely. When you are on site, our team will be pleased to arrange notarization of the contract in your presence to ensure appropriate legal support.


Yes. When purchasing a property with a total value of USD 200,000 or USD 300,000, depending on your country of origin and the applicable program, you may be eligible to apply for permanent residency in Panama.

Maintenance fees are $0.15/m2 of lot's size per owner, plus 20% extra on that amount for contingency fund,  on a monthly basis. These fees may be modified by decision of the Board of Directors when it takes over management of the PH, according to the needs of the development's owners and voted by them.
